Advantages: Excellent location, newly refurbished and beautiful rooms, outstanding hospitality

Disadvantages: Not very obvious from the road so a bit hard to find

Roman Residence is a bed ad breakfast in Rome located 4 minutes walking distance from the Termini station. It is walking distance from the Colosseum and a short bus ride from all other attractions. You could walk it as well but we aren't really the walking type! It is also very near the bus terminal where many local buses and all hop on hop off sightseeing buses begin. The Termini metro station lets you use both A and B lines so it's really the perfect place for commuting round the city. It's on a main street and is busy all the time so we felt perfectly safe even walking home late at night. There are plenty of nice restaurants and gelateria around as well.

The hotel itself is located on the 3rd floor of the building. Right from the moment of check-in, we knew we had found the perfect place to stay in Rome. Massimo, the owner was there to welcome us and showed us to our room immediately and left us to freshen up before checking us in at our convenience. He was the perfect host and by the end of our 6 day stay felt more like a friend. He gave us lots of local information, restaurant recommendations, travel information and was always there to welcome us back in the evenings when we returned tired and excited about all we had seen. His friend Stefano, who helps him at times was also very friendly and helpful. We had gone to Rome for our wedding anniversary and when we returned in the evening to dress for a special dinner out, Massimo surprised us by leaving a nice bottle of wine in our bedroom. He even offered us an extra night's stay free but sadly our flights could not be changed. I cannot appreciate his hospitality enough - he was just great.

Also, the Filipino lady who does the housekeeping was very polite and excellent in her work. The standard of cleanliness was more than equal to a 5 star hotel. The rooms were furnished to a very high standard with modern furniture - much more stylish than any bed and breakfast we've stayed in. The bathroom - very important to us - was gleaming, had a good supply of hot water, a hair dryer and bath products. There is free wireless internet and since we hadn't brought our laptop with us, Massimo offered to let us use his laptop whenever we wanted.

Massimo provides breakfast vouchers to use at a nearby cafe for breakfast. This has the advantage that you can have breakfast any time you like within reason. One day we went at 7.30 am and another at 11 am and both times we got the same warm and friendly reception. The food is very nice and the espresso's are heaven. It's a typical Italian cafe and by the third day we had our favourite table where we would sit and watch the world go by.

Overall, it was the nicest, friendliest place we've ever stayed in and it really made our Roman holiday very special.

Costs: We booked this through laterooms.com and paid 95 euro per night for a double room ensuite. Massimo said that if guests contact him directly, he may be able to offer a lower rate.
