From our experience the only way to select a builder is to go on a personal recommendation from someone you know who has used them in the past and had a good service. A personal recommendation means that you know you are dealing with a responsible person who is capable of doing a good job.

In addition it is ideal if the work you want doing is similar to that which was done for the person making the recommendation, that is because it could be risky using someonewho did a great job on a small garden wall when in fact what you want is a kitchen extension building, the comptency in one area may not extend to others.

It is also worth checking that the builder is registered with any trade organisations and has the relevant qualifications and experience.

Always ge more than one quote for a job so you ca ensure you are being fairly quoted for the job, that does not mean that you should always accept the lowest bid, sometimes the lowest bid could be a cowboy who will either use cheap materials and do a bad job or do a runner once they get any money.

My final tip is to always be present if possible and never pay anything until you have inspected the work in daylight.
