Do not ever let yourself be fooled in to renting from these people. We moved in and the carpets had fallen off the stairs, the walls were covered in black marks, the dining room table was snapped in half and there were only 4 chairs for a house of 6 people. They provide no appliances, no kettle, microwave, toaster, hoover etc. The upstairs shower was blocked with a disgusting fishy hairball so flooded and water came through the roof. The washing machine broke and took 3 weeks to be replaced. There are constantly random people letting themselves into the house with 'aston's permission' NOT OURS!!! 2 radiators were broken when we moved in which we were told to 'fix ourselves' and finally, all the windows in the house were locked- when we asked for keys they said no and sent someone round to bust them open with A FORK!
Aston's have always been sound with us and looked after us pretty well so far. We've not always seen eye to eye on certain things but the advice they give usually ends up being right even if it's not what you want to hear! We've been in the house since July and so far things have been fine.
We were a rowdy bunch of guys straight out of halls that got caught up in the hype of finding our first house. Lucky for us, Aston's turned out to be one of the good guys and we ended up in safe hands. We found this out the hard way when one of our housemates dropped out of uni and didn't want the house anymore... We knew we could be down for the rent if he didn't pay and Aston's were quick to remind us of this when we weren't taking things too seriously. They were good at helping us sort out the mess though and helped us find someone to fill the room.
We moved in on the 1st July and found the last tenants hadn't really looked after the house at all. There were bits of furniture broken and stuff that needed doing but nothing too bad. The cleaners had already been in which was the main thing, everything else was sorted in a couple of weeks while we were away for the summer.
We're still in the house right now and things seem to be going well. We'll see what happens with bonds when we leave...!!
I rented with Aston's for a couple of years and left their house when I left Leeds after graduating this year. As a group of 8 guys we thought we would take a beating with our deposits but got pretty much everything back: the bit they kept, we agreed with and actually expected to be charged far more!!
The house was great. It had massive rooms and good space for us to hang out together. We didn't really have any problems and after two years in the same house, that's pretty good going. We did have a problem with our oven once but after reporting it to the office, they had someone out the same day to check it and to replace the part that had gone the next morning.
The girls in the office changed towards the back end of our second year. They seemed to know what they were talking about, were very friendly and very helpful.
As a group, we thought Aston's were pretty good...!
Under no circumstances should anyone rent with Aston Properties ever. They are perfectly nice when it comes to getting money from you but as soon as you ask ANYTHING from them they are completely useless. There is no good will whatsoever within this business, it exists only to make as much money as possible and rip off the people, mainly students, that are with them. Our house was disgusiting and terrible, they didnt sort anything out for ages and then tried to charge us for the fact that the house was disgusting eventhough we left it a lot better than when we arrived. Everyone that works there is vile and slimy and just tries to make up the rules as they go along. They even tried to convince us that if no one rented the property, we would be liable to pay for the next years rent. They are a joke. Do not rent with these people.
Moving into the house- MOULD, DIRTY, there had clearly been no cleaners in as personal belongings from the previous tennents were still there!
Contacted them straight away, they sent round a lady to wipe the inside of the cooker. Thats it.
Everything in the houses are minging, the MATRESSES are DISGUSTING and once you tell them they just IGNORE you!
With problems throughout the year, once you contact them they get some dodgy work men to come round a few days later (bearing on mind we had a leaking shower which was leaking into the kitchen) who do the bare minimum they need to do to temporarily solve the problem until it occurs a week later.
GOD FORBID if someone drops out of your house, they dont even bother with contacting guarantors your rent just goes up PLUS charges (for what!!)...(ASTONS LOVE ADDING CHARGES).
And lastly...dont even bother thinking you will get ANY DEPOSIT/BOND BACK. For the things you thought they would charge you for (lightbulbs etc) they dont. And they charge for ridiculous things such as 1.REPLACING KITCHEN WORK SURACE (which had white rings on when we came which we have photographic evidence for and there argument is "why didnt we tell them when we moved in")...WE ASKED FOR SOMEONE TO COME ROUND AND LOOK AT THE STATE OF THE HOUSE WHEN WE MOVED IN BUT NOBODY DID.
The most ridiculous one was...they have charged us for the MOULD AND CONDENSATION which was there when we moved in (a horrible black creature growing in the corners of the rooms WHICH WE scraped away and painted the WHOLE ROOM WHITE WHICH IMPROVED THERE PROPERTY), which we contacted the council. who inspected it, they contacted astons, astons told them they had "fixed" the problem (they did NAFF ALL) then it was just LEFT. AND NOW THEY HAVE CHARGED US FOR IT.
Overall out of £900 deposit (£300 each 3 people) we have a DISGUSTING just over £100 between us. When the only charges should have been 1 light bulb and 1 broken chair.
ASTON PROPERTIES are ROBBING THE STUDENTS OF LEEDS AND NEED TO BE STOPPED. IF YOU ARE READING THIS ASTONS YOU SHOULD BE ASHAMED OF YOURSELF AND ONE DAY YOUR APPAULING SERVICE WILL COME AND BITE YOU IN THE ARSE CAUSE YOU ARE THEIVES AND KARMA IS A BITCH.
Horrible service, and patronising staff.Service throughout the year was very slow and the staff were rude and insulting toward me.Plus at the end of my tenancy they withheld a large proportion of my deposit, which I am still waiting to get back. They are trying to charge me for things like mould, cleaning, missing things, all of which are false. Please avoid.
Aston Properties, situated in beautiful, scenic Headingly are abysmal. Really terrible. Just awful, to be truthful. You sign up with them, it's all smiles and laughing at every word you say, joke or no joke. You move in, the house is a wreck, you write down a bunch of complaints as they ask to you and bring them in. Nothing ever gets fixed, then if they do fix things they try to blame you for breaking them and charge you. The rent prices are extortionate (and they're only going up!) and if you're late for a payment (Aston take your money before student finance comes in, so they can rip you off) they charge you late fees.
Do yourself a favor and avoid this company all together, we didn't, we just assumed that all the bad reviews were from people had been slighted in some way and wanted to lash out on the internet. We we're wrong, everyone hates Aston.
Oh, and Aston, if you're reading this, you don't deserve to be in business.
This may be the most money grabbing lettings agency in Leeds. Foolishly, I wish I didn't pay the £100 (!!!!) signing fee and stayed well clear. When we moved in the house was in a serious state of disrepair, with no hot water and no lights on the bottom floor. There were numerous problems aside from this as well, but when I went to query about the broken boiler I was told: "The contract says all problems will be fixed in 28 days". If you go into the office they will try and fob you off and make rude, sniping comments. Take for example, the whole of the ground floor being without light fittings. When I mentioned this, the girl at the desk told me off for leaving a desk lamp (the only light in the kitchen that worked) on. As if she pays the bill! The manager (Richard, I believe his name is) is an incredibly rude, arrogant and petty man who will try his best to patronise you if you go in with a genuine concern (like we did about a leak) and try and blame you for the problems. They will put off fixing anything until they are forced to. We signed the contract for the house & then went on their website and saw it was advertised at more than ten pounds a week per person less expensive. We are paying 300.00 more a month that what the house is worth and the funds are going straight into the pocket of a snivelling and pathetic man who will never look you in the eye or give you a straight answer about anything. In addition, it seems like I will have to pretty much enter court proceedings to so much as get a penny back out of my extortionate 365.00 (!!!) deposit. If you have as much as a kernel of common sense, do not use this company. DON'T MAKE THE SAME MISTAKE.
I had no problems with Astons for two years. They were very understanding if we needed to arrange to pay our rent late. Our deposit was returned when we cleared the utility accounts which is good sense and the flat we lived in was lovely, albeit brand new so not much could go wrong with it. The only gripe was the handy man they sent round to reseal the bath didn't do a great job, he left a pretty obvious hole which defeated the object of his visit really. Just make sure you get notice for people visiting the property as they do tend to start showing round next years tenants the moment you move in but that's Leeds.
I had various problems with the property I rented and asked them to deal with things like a blocked sink and broken fridges etc. They said they came and repaired them but they were never actually fixed properly. When I then moved out they kept the deposit lying about what was there in the first place,trying to make me pay for things like a deep clean that was never in the contract even though I had hovered and cleaned very well. They try to take every penny of your £300 deposit making up things as they go along, trying to make you give up. This argument is still in the process but I warn anyone who thinks its a good idea. Think twice as you'll like in a broken flat then end up paying for it. They also tried to make me pay for something that was never there, accusing me of being a thief, so if you ever do use them check your inventory, keep copies and take photos with dates on them. As well as being dishonest they are rude. I would stay well clear!
We signed for a 9 bedroom house in headingley with Aston last year. When we arrived the house was filthy and uncleaned and there had been no evidence of an industrial clean. We complained several times to Aston who claimed that they had cleaned it, and now that we had lived in it they would not call anyone in to change this. We were charged a £256 bill at the end of the year for cleaning, stating that it was disgusting when this wasn't the case as we made sure we cleaned the property as we wanted our deposits back. We were charged for a broken extractor fan, in which was never working upon our arrival. We complained several times about this and nothing was done. We were given a small table with 3 chairs for 9 people, Aston refused to change this & never did anything to sort it.
Received our property, it was filthy, we complained and nothing was done, we were given broken matresses, either the boiler or shower broke every month. While they did send people round to fix things, they did a botch job as nothing was ever fixed properly. A leak from the roof was allowed to get so bad it managed to make its way through 2 storeys making rooms unlivable and was only resolved once legal action was threatened. At the end of tenancy only a fraction of deposit was returned aparently some of which was due to broken matresses (which of course were broken when given to us and we were told to grin and bear it).
I know of many people in leeds who have had equally distressing experiences with this agency so If you want a damp, leaky, poorly constructed, poorly insulated house, the stress of dealing with unreasonable landlord and agent and don't want to see any of your deposit ever again then this is the agency for you! I rented with Aston properties last term and it was fine. Good service from the girls in the office staff whenever I have had to call up and like that I could pay my rent late without being charged if I spoke to them before. Only a couple of problems with my house but Aston sorted them out pretty quick. All in all a good service 
Very poor, they are difficult to get hold of and not communicative. I have tried to get my sons deposit back, but we are having big problems. They will not refund deposit untill the utility bills are proven to be zero. My son has lost contact with most of the other lads. I know there is money owed on the utilities and I have said I will pay them and get the money back from the deposit money; as my son is the named person for the deposit, providing there is some monies to be paid out after any stoppages- They wont tell me if there is anything to be paid back untill the utilities are zero, so I wont pay, they wont tell me if there is any money left. Astons response-- TOUGH. Dont touch them with a barge pole.
