Really very disappointing. They arranged a viewing for me and when I travelled all the way over to the property (with two children in tow) there was no answer. I rang Douglas Allen who said they had meant to cancel all the viewings as the proprty had an offer made on it and accepted. Very poor customer service and they wasted my saturday. I will avoid using them in future.
I was surpised to read the negative review about Douglas Allen Spiro in Dalston because I am selling a flat through them at the moment! (year 2006)
I chose Douglas Allen Spiro (Dalston) because they passed my first test. I phoned for some simple innocent query such as "What are the property prices for a x bed in the area?". Altough, the person did not know, but I was told someone would call me back. And yes they did call me back! This was a good sign, because some of the other agents failed this first step!
I did invite other agents, but they never called me back. So in view Douglas Allen Spiro's followup was good.
Their valuation in my mind was fair, neither too cheap (some agent will gladly undersell your property, so they get a quick commission). Other agents will over-value your property just so you sign-up with them and then phone you week after week to ask you to lower the price to generate an interest.
I found they did something unique which is keep a feedback log for every buyer that has visited the property. I found this information very useful and I could tell why someone rejected my property. And it told me what to address to improve the salebility of my flat.....
I have been using the Dalston branch of Douglas Allen Spiro to search for a property to buy, with my partner. We're first time buyers and have a mortgage in place from a major high street bank. Our experience with them has been negative in the extreme. We found a property we liked and were enthusiastic about, and told our agent. Due to have a second viewing at 11am, at 9am we recieved a call from our agent - he said that they had "recieved an offer at asking price". We went to view the property again, partly with the intention of evaluating whether we were prepared to buy at more than the asking price. Our agent was not present at the viewing, but the owner was. We dropped into conversation with the owner that we had heard that he had recieved an offer. He was clearly taken aback - he said he hadn't been told about any offer. Several hours later our agent rang us. We confronted him with the fact that he hadn't passed on the earlier offer to his client (and as the offer was for asking price we were frankly amazed that they hadn't put the offer through immediately). "Oh..." he stammered "... we knew you were keen on the flat and were waiting to see if you wanted to put in a higher offer before telling him..." hmm. " You know, we just sold a similar property in the same street for £25,000 more than that flat..." he continued. Inexperienced, and feeling pressured, we put in an offer slightly above the asking price. "Actually..." said our agent, "as you're first time buyers, we're reluctant to put your offer forward until you consult our mortgage advisor. That's what the other couple is doing too." We angrily ended the conversation at that point. I strongly advise against using Douglas Allen Spiro as an agent to either buy or sell a residential property. Very shady.
