This is the first time I have made a complaint like this. So far I have paid Ludlow and Thompson over £5000 and I have only been with them 5 months to manage my property. All the contacts with the tenants have resulted in me doing the work; hardly anything is covered by their team when you read the small print. I thought I was buying piece of mind as I do not live in London and had to rent my property out after a sale fell through. They have only provided me with statements after lots of phone calls and Emails. What am I paying for? I should have read the contract more carefully. Do not make the same mistake as me read the small print and do not go with this Management agency, complaints always go back to the person who runs your account they don't appear to have a manager that you can make contact with.
This must be the most unprofessional and rude estate agent that I have ever seen. The rooms they let are infested with mice, bedbugs and are generally in a very poor condition. They refuse to carry out essential and non-essential repairs and when you insist, they say it is your fault and shout at you. So much for customer service. One example is that when asked to do something about a large infestation of mice, their reply was that I "was happy with the room" when I moved in, and if I wanted anything done, I had to pay for it myself. How crazy is that!!!!!!! Why would I move in anywhere if I knew there was mice there. They promise prospective tenants to replace the ancient furniture, once they move in they go back on their word. They keep all the deposit you paid them to carry out uncessary repairs and claim to buy new furnitures which they dont actually place in the room you left. They are litterally about grabbing money and providing no service even essential one such as heating and hot water. We were out of hot water for a month. Please avoid this company; they will overcharge you for a room that would not be out of place in a third world country.
I can not stress enough just how badly I'd advise you to never use their services. The level of customer service plummeted once I had signed a contract. When it comes to repairs, they are no where to be found, I write this review from a mattress on my bedroom floor, as the bed (which was in part held together by STAPLES) inevitably broke, in a room with no heating or hot water... It's been over a month. Furthermore the aggressive manner they take when filing a complaint about the property to them is astonishing, they literally insult you, for a start an employee told me today it's 'Childish' of me to complain about my stealing flat mates. Finally, do not expect to have your deposit protected, even though this is legally required. I can not wait for the next couple of months to pass so I never have to deal with such a bafflingly incompetent estate agent ever again.
TOUCHSTONES aylesbury,, i rented a property off this agent for just over 4yrs, and while i couldn't have asked for a better landlord i wish i had gone through a different agents, the manageress at this branch, jackie, is something else, she doesn't seem to have any interest in the tenants issues in anyway shape or form, she is only concerned with how good she looks and how best to look down on the tenants and staff, i always dreaded going into the office if she was there, on the other hand most of the other girls who worked in the office, primarily, natalie and jo, were the exact opposite, they were always welcoming and very pleasant, nothing was too much trouble for these ladies and are a credit to the company. when we ended our tenancy earlier this year the manageress seemed to be more concerned about how much of the deposit she could try and keep and to me, begrudged having to give in and repay our deposit, ( you would think it was her money she was losing ). in my opinion, they would be far better off, in customer relations, having 1 of the other ladies mentioned, run the office, and moving the present manageress to a part of london were she wouldn't feel it was below her to manager an estate agents letting office. m.cooper

I was looking for a property for around 4 months using various estate agents in stratford, and mile end and keatons was by far the best.Their local knowledge was excellent and they perservered with my specific requirements (i am disabled) until the right property was found by Stratford.I couldnt reccomend them enough to any one looking!
I had my property valued with Keatons, they valued my property 50K higher than another local Estate Agent, I decided to instruct Keatons. I did not expect any offers as the market was quite in December, surprisingly I had two offers close to the asking price. I had a swift sale, I found Keatons Sales Team to be vey helpful and always informing me of viewings and regular feedback. At the moment, I am looking to buy. Keatons have defintiely been the most pro-active agents in my search.
I recently sold and completed on my house through Keatons Mile End, I am please to report that I have had a faultless transaction, The staff in the office are all very helpfull and professional at all times, they had a good understanding of my needs, and showed good knowledge of the market and its current conditions, they are a forward thinking agent in a market where there are alot of bad subsitutes..... My house is my biggest asset and it just wasnt worth taking a risk with any of the other outfits.
As it was my first time selling a property i did struggle to find a trust worthy estate agent, however after carefull research and many good referalls I did choose Keatons as my agent and couldnt of been happier with the service I was provided. From start to finish I was kept informed of when I had a viewing, the time of the viewings and all feedback was given to me the next day. I also baught my new property through Keaton's and again was far from dissapointed. In fact the surpassed the quality of service that I was given when selling. Very impressed of the attention to detail the agent listened and matched up to my desired property. I will certainly be using Keatons in any future property transaction.
In June 2010 the water started dripping from our ceiling. We asked Townends for help but they said there was nothing they could do. I had to find the private telephone number of the gentleman owning flat above us myself; as you can imagine it wasn't easy. Townends officers did nothing to help us fix the problem, acting in the most unprofessional way, almost parading their indifference. It is December. For six months we have been living in a flat where walls and ceilings are covered with mould. We have been catching colds from sleeping with windows open to fight the headache causing smell. Few days ago, Townends got back to us, offering £50 in vouchers in compensation, claiming the circumstances were out of their control. It took them half a year to COMMENCE dealing with the situation. Their officers did not NOTHING to help us. They did not attempt to help us find the gentleman owning the flat above when the water was running down our walls, they didn't help to stop the leakage and didn't lift a finger for six months, despite multiple complaints, letting our flat be consumed by mould. What factors exactly were out of control, the staff?
just dont use them if you can possible help it they are untrustworthy especially when you are buying from a developer in muswell hill and they are the agents.We bought a house in 2010 and the problems were awful leading to stress and financial difficulties.The agent knew the house was defective when he sold it to us and now we are left to sue so beware the deal they do with the developers
I have been searching for rented accomodation in London this week after weeks on the internet trying to get viewings. The one good thing is that you can view properties in the daytime with the agent, instead of having to wait for housemates to be home. Here are my top tips for househunting through estate agents: -Read some reviews online before you call the estate agents. This can save a lot of time later on with deposit returning etc. -Agree the deposit before they write the contract, my agent has just tried to up the deposit which as annoyed me greatly as its a lot of money to have tied away. -Make sure you have a lot of savings. Deposits are not cheap, neither are agency 'signing fees' or a months rent in advance. -Once youve found an agent go and look at a few properties, find out if they are furnished or not, the move in date and if the tenants are in ask why they are moving. -Dont agree to take something on the spot unless you really love it, take time to walk around a few of the local streets and the area to get a feel for it. -If somewhere is really cheap ask why, check proximity to public transport. Is it worth getting somewhere thats cheap but then paying through the roof to get to work or having a really long walk home in the dark. -Make sure you read the contract very carefully before signing. -Get your references organised before you start hunting. I have had a manic day today trying to sort everything out paperwork wise. -Have a guarantor for your rent, it makes you much more likely to get the property if you become involved in a war against another renter. Good luck. London house hunting is an actual nightmare and next time I am moving cities. I have never had such a stressful week.
I found a property on rightmove so emailed the agent via rightmove as i normally do before i ring. Emailed twice via rightmove and once direct to them no reply at all so i telephoned the agent and spoke to a very unprofessional and rude man. He told me they only are online and i had to ring the mobile number given on the description which i would of done but wanted more info from them first. I ended up hangin up on him as he was not pleasant, i hate to do that but had to. He then phoned me back and left a unpleasant voice message. I would never use this agent for renting or buying would not trust them if they employ such rude people. They were Creative estate agents in Milton Keynes. They don't deserve any stars
Ludlowthompson review - We purchased our flat from them and they were a pleasure to deal with. They regularly chased the solicitors and quickly responded/addressed any issues we had.
Philip James Estate agent -rented a house with them for 3 years. They left the door open after entering the property couple of times, and never apologised. Never return phone calls, always delay repairs. Once had a repair they needed carrying out in a few of the rooms, they wanted me to vacate the rooms for 2 weeks- no compensation or apology. The work was for the landlady's benefit. Do not use them. Also very high resigning fees every 6/12 months.
