Advantages: None, the industry is a sham!

Disadvantages: Lack of options.

I have severe doubts to wither estate agents are monitored appropriately. During my experience of renting and looking to buy I have come to severely doubt the professionalism of estate agents.
During an episode of looking to rent in the Manchester area I was continuously annoyed at their lack of communication, luck luster response and ability to coordinate the simplest of tasks. A property I was shown in the Lees area wasn't even habitable - it was absolutely filthy - but the worrying thing, the estate agent seemed oblivious.
I eventually found a property through Harvey Scott and since moving in I have faced one problem after the other and the estate agent (especially managers) don't even care. 6 months after highlighting problems of damp, mould growing on the walls, etc - the issues are still unresolved.

Whilst renting I am actively seeking to buy and have viewed a number of properties but my experience is much the same. Estate agents often can't provide the most basic information on a property and the images they provide are very misleading - leading to a waste of time for viewers and vendors alike.

I think this lack of professionalism is rife and would interested to hear other peoples experiences to back up my call that they should be better monitored.
