Advantages: there are some nice ones... but not many!

Disadvantages: everything about them!

Just need some therapy so thought I'd do a rant about estate agents. RAAAAAAAAAAAAAAAR! I think that sets the tone suitably! Ok, firstly and most obviously, they do so little for the money you pay them. When you buy/sell a property, your solicitor has to do so much work and has studied hard in the past to gain the knowledge to be able to advise you are various issues as they arise, and yet you pay them a tenth of what you pay estate agents. Really they just take some photos! Most that I have used don't even bother turning up to all the viewings so you end up doing it yourself, which can be a little awkward and unless you are a great salesperson you are unlikely to do as good a job.

Secondly, they always put on such a hard sell to get your custom but never in my experience put the same effort into selling your house. What is that about?

And my final rant... they don't respect your home - the number of times they have left windows open, used the loo without putting the seat down just before a viewing, walked on my new lino with heels that dented it.

I loathe estate agents!

Summary: You feel obliged to use them but really the world would be a better place without them!
