My advice would be to have several estate agents do valuations on your property as it gives you a good idea what the good and bad pounts of your property are. Also try to get a good idea of just how hard they are going to work to earn their money.

We used Connells in Croydon to sell our flat. We felt that they offered a realistic valuation and they seemed like trustworthy people.

It transpired that they did very little to actively sell our flat. The put our details in the window and apparently gave out many copies of our specs. We had only one viewer (who thankfully offered us asking price) but he let slip that he had to pester them to get them to arrange an appointment to see the flat!!

Things have not got much better since and they appear to be incredibly slow - beware!

It is very hard to cut through all the estate agent speak but do try and get a good feel for exactly how hard they are going to work for you. If you feel their fee is too high try and negotiate! Good luck!
