Newest Review: ... I received a phone call to take the payment and was told that the fee was actually £200 plus vat!! Probably the most expensive in the market. After a week I chased them for a status update, they chased their 3rd party agent 'Clear View' and got back to me to say I needed a guarantor as I have 6 weeks left in my probationary period at work. I'm currently going through the application process to rent a house, from day 1 Reeds Rains have been very unhelpful, incompetent even and out for more money. I was told, in branch, that the fee was £170 plus vat, 2 hours later I received a phone call to take the payment and was told that the fee was actually £200 plus vat!! Probably the most expensive in the market. we are currently renting a property from Reeds Rains. On veiwing the property it looked quite nice, all newly decorated and clean etc. We moved in in Dec and since then we have had nothing but problems: No bathroom light .....3 months to fix totally inadequate heating which caused mould growth on our bed, wardrobe, clothes, a lap top, curtains not to mentions a terrible smell in the bedroom and black furry walls. The wardrobe now has no back to it as we had to rip it off to get rid of the smell and I have to continually spray the walls with bleach, this can't be good for our health. We vacated the property just under 3 months ago and asked for our deposit to be returned. Reeds Rains brought in a contract cleaning company to assess any work that needed to be carried out. Despite us cleaning the property from top to bottom, the cleaning company claimed the property was extremely dirty and needed a 'deep clean' They also claimed that the property required repairs such as a loose toilet handle, shrinkage of the window frames, staining to a ceiling caused by a leak in the water tank, sealing grout around the bath, sinks, shower, window and door frames, damp treatment and compression marks on the carpets caused by furniture. We enlisted the help of Reeds Rains to let our house to tenants. We have been very dissatisfied with the so called 'Premier Service'. The only thing 'premier' are the fees they charge. In the space of two years, they found us one tenant who refused to pay rent and took several months to evict. That tenant cost us £500+ to put in the house! We even found a tenant (family) and were charged £500 for the trouble! The communication from our branch office has been very poor. I have had to constantly ring them to ask for feedback about any viewings. I only knew about our latest viewing because I happened to go round to the house and bump into them! STAY CLEAR. They charge too much money for not enough service!

Slippery slimy people to get involved with. Have rented a property in Wakefield for 8 years without a hitch. Original tenancy contract was fixed term but after 2 years went on to a rolling tenancy, no problem. We decided to move house and gave Reeds Rains 10 weeks notice in August, also notified them that a roof ridge tile had blown off. Reeds Rains sent us the repair bill and told us we had to pay for the repairs to the roof, no way I told them. Handed the keys in October 8, nearly six weeks ago.
