Absolute disgrace of a company. Didn't do their job properly from day one and have no idea what good customer service means. The flat me and my husband are renting was immaculate for the tenant that moved in and was a mess when she moved out. However Reeds Rains took it upon themselves to give her her deposit back and ignore the evidence that was right in front of them. They did not do the move out report summary and to cover themselves sent the tenets copy to the flat knowing that the tenant had already moved out. Unhelpful and terrible at their jobs. I advise not to use Reeds Rains!!
Total disgrace to the estate agent profession. As a landlord I found them so incompetent. They never informed me of any changes to my property on their so called 3 monthly checks. The monthly fees were eye watering and for what???????????????????It was the Cross Gates office in Leeds, when I told a member of staff they have taken my money each month for a year and done nothing to earn it they were quite offended. WTF !!!!!!!My house was basically ruined and I have been left paying for the damages as Reeds Rains seem to be unable to tell me what is happening with the bond.STAY AWAY !!!!!!!
I'm currently going through the application process to rent a house, from day 1 Reeds Rains have been very unhelpful, incompetent even and out for more money. I was told, in branch, that the fee was £170 plus vat, 2 hours later I received a phone call to take the payment and was told that the fee was actually £200 plus vat!! Probably the most expensive in the market. After a week I chased them for a status update, they chased their 3rd party agent 'Clear View' and got back to me to say I needed a guarantor as I have 6 weeks left in my probationary period at work. Another £60 for the guarantor application!! Today I've been told that this application has been rejected due to his credit history. My guarantor is a Financial Accountant earning over £50k a year and has been with the same Employer for over 30 years. I'm not asking RR for credit, in fact they are taking a high deposit and rent up front each month so why would a credit check on a guarantor be relevant? I'm trying to rent, not take out a mortgage. How can I fight this and not just pay an extra £60 to process another guarantor application? Can I complain officially? Is there anything I can do? It seems very unfair.
we are currently renting a property from Reeds Rains. On veiwing the property it looked quite nice, all newly decorated and clean etc. We moved in in Dec and since then we have had nothing but problems: No bathroom light .....3 months to fix totally inadequate heating which caused mould growth on our bed, wardrobe, clothes, a lap top, curtains not to mentions a terrible smell in the bedroom and black furry walls. The wardrobe now has no back to it as we had to rip it off to get rid of the smell and I have to continually spray the walls with bleach, this can't be good for our health. We complained and it took 6 months to replace the radiators, we asked for compensation for the damage we suffered and were told no. None of the windows are secure, the catches are broken and the floors in the living and dining room are rotten, the floorboards are like a trampoline. The toilet cister would not flush properly for 3 months. There is an awful smell like bad drains coming from the kitchen. The bathroom is right next to the kitchen and the door to the bathroom does not fit at all so you can't close it, which is very embarrasing when you have guests. The landlord of the property agreed we could move out but Reeds Rains said we had to stay until the end of the tenancy or until they found new tennants when I pointed out that no-one would rent the property with all the black mould I was asked by Reeds Rains to either keep wiping away the mould or re paint so prospective new tennants would not see the mould!!!! Needless to say I refused. It seems now we are stuck with this house for another 6 months, I think there should be some law to protect tenants aginst being misled when they view a property, If you buy goods from a store and find they are not fit for purpose you can have a refund, with a home you are stuck with it with no way of getting out. I would advice any one not to deal with this company EVER I would like to give them a MINUS 100 star rating but there is no facility to do this.
We vacated the property just under 3 months ago and asked for our deposit to be returned. Reeds Rains brought in a contract cleaning company to assess any work that needed to be carried out. Despite us cleaning the property from top to bottom, the cleaning company claimed the property was extremely dirty and needed a 'deep clean' They also claimed that the property required repairs such as a loose toilet handle, shrinkage of the window frames, staining to a ceiling caused by a leak in the water tank, sealing grout around the bath, sinks, shower, window and door frames, damp treatment and compression marks on the carpets caused by furniture. Also, during the inspection, one of the internal door locks failed internally which they are trying to charge us for. Overall, Reeds Rains are trying to take £492 from our deposit, the majority of which is for costs that our not the tenants responsibility. I have repeatedly asked for an itemised bill so that we can discuss individual costs and whether they are ours or the landlords responsibility. Our intention was to discuss the matter and find a reasonable compromise. My emails and calls are repeatedly and routinely ignored. I am now being forced to raise a dispute and urge anyone to avoid Reeds Rains at all costs.
We enlisted the help of Reeds Rains to let our house to tenants. We have been very dissatisfied with the so called 'Premier Service'. The only thing 'premier' are the fees they charge. In the space of two years, they found us one tenant who refused to pay rent and took several months to evict. That tenant cost us £500+ to put in the house! We even found a tenant (family) and were charged £500 for the trouble! The communication from our branch office has been very poor. I have had to constantly ring them to ask for feedback about any viewings. I only knew about our latest viewing because I happened to go round to the house and bump into them! STAY CLEAR. They charge too much money for not enough service!
Slippery slimy people to get involved with. Have rented a property in Wakefield for 8 years without a hitch. Original tenancy contract was fixed term but after 2 years went on to a rolling tenancy, no problem. We decided to move house and gave Reeds Rains 10 weeks notice in August, also notified them that a roof ridge tile had blown off. Reeds Rains sent us the repair bill and told us we had to pay for the repairs to the roof, no way I told them. Handed the keys in October 8, nearly six weeks ago. I kept writing to them about the return of the deposit but they ignored all mail until I threatened County Court action. They wrote to me asking me to sign a form accepting responsibility for a 'stain' on a carpet. The amount I was asked to pay was 'To be ascertained' in other words they want me to sign a blank cheque. They told me 3 years ago that my deposit was secured with the Tenancy Deposit Scheme but they never gave me the required certificate. I spoke with a member of thier staff yesterday who told me that the deposit cannot be returned for legal reasons (until the landord says o.k.) and that they had up to 90 days to return the money. Rubbish, my contract says ten working days to register a dispute and a further ten to settle it.
Just let my property through Reeds Rains. All I can say is do not use these useless people. They messed up the contract and when I got the property back it was a disgrace. I'd paid for the premier managed service which cost something like £100 a month, this turned out to be a total waste of money. There is nothing 'premier' about these people. DO NOT USE THEM
From start to finish Reeds Rains have been a pain to deal with, they treat their customers with contempt and are very rude. I received a letter from them stating that everything was fine after vacating the property, but six weeks later I am still awaiting the return of my deposit. I know that there are avenues I can use to pursue this and I will be contacting my local CAB on Monday, but I shouldn't have to make an effort to do this. I have been into my local branch on a number of occasions and they just can't be bothered. I didn't feel like I was important to them whilst I was a customer and I'm just an irritation to them now that I'm not.
ME AND MY WIFE FOUND A HOUSE TO RENT IN YORKSHIRE. IMMEDIATELY PAID £225 APPLICATION FEE (£150, £75 FOR SECOND APPLICANT), WAITED OVER 10 WORKING DAYS, AFTER WE RANG THEM AFTER THE 11TH DAY, THE MANAGER GOT BACK TO ME SAID WE HAVE PASSED THE CREDIT CHECK BUT THEY HAVEN'T GOT 'OTHER DETAILS' . THEREFORE WE HAD TO PAY 6 MONTH RENTAL (£625X6) UPFRONT PLUS £775 DEPOSIT!!! YES THATS 6 MONTH RENTAL UPFRONT. AND I KNOW FOR SURE THEY DIDN'T EVEN DO THE 'CHECK'. STAFF IS EXTREMELY RUDE, EXTREMELY UNHELPFUL, NOW I AM CONSULTING MY SOLICITOR TO HAVE MY FEE BACK AS THEY HAVE NOT DONE ANY CHECK SO WHY FEE? PLUS 6 MONTH RENT IS ILLEGAL!!! THEY RIP PEOPLE OFF COMPLETELY . NEVER EVER USE REEDS RAINS!!!
We have been trying to sell our house in Sheffield now for just under a year and are getting more and more frustrated by the day. Same old story as most, little contact with them if any, the only time they speak is when I ring them, don't get me wrong, nice people but just totally incompetent in their work nothing proactive or even reactive seems to happen. Thinking about changing agents but are they all this bad? Probably! With the current housing market in rapid decline I would expect a little more from them, having said that how much a little more is from doing nothing is still not enough! Stay clear from Reeds Rains!
I really don't think I can go into every detail of my experience with Reeds Rains, there are just too many faults to even remember. I used Reeds Rains to rent a property in Stone, Staffordshire and it was a shambles from the start. The main issue from the word go was that half the staff in the branch were part timers, and only the lettings person there could deal with any lettings enquiries. My application wasn't the most simple, but it dragged on and on, with me doing the chasing. I'm not sure if I've had any calls from them at all. My landlord said to me exactly the same things and said he would never use them again either. After the 6 month contract, they send a letter asking for a charge to extend the contract (over £150 in total, split between tenant and landlord). I'm not sure on this personally, but I have been told that this is actually illegal, at the very least it's a liberty. At this point the landlord said to ignore it and the letting period went on regardless without problem. Until I was ready to leave. I'd agreed with the landlord to ignore Reeds Rains and just go directly on a month by month basis. The deposit was still held in the deposit protection scheme arranged by Reeds Rains, but I discovered through my own research that they had changed the provider of the deposit protection half way through the tenancy. After being told a range of different things, after a few weeks I found out there was a dedicated phone number for deposit returns. After this, I did get the deposit back relatively smoothly, but it was weeks of misinformation and time wasting on their part before this happened. This review is just a summary, there would be such a long list of little problems if I was to recall and detail them. I'm a very patient person but I was driven to the end of my tether twice, both before moving in and after moving out. I don't think I've ever been this frustrated with any company before. The staff are useless and often rude, the company policies regarding charges are OTT and I've met other people who confirm this seems to be normal practice for them. Needless to say, I'm going to be avoiding them like the plague throughout my whole life.
Like many others, I have found Reeds Rains to be dishonest. Oh they'll promise you a brilliant service to get your custom, but once they've got your money, they wont deliver. You end up chasing them up to do every aspect of a job you're paying them to do. We haven't just experienced this once or twice with one person, but several different times with several employees. When raising an issue of concern, they know how to say all the right things you want to hear but then it's like you've never had the conversation & nothing gets done. So FRUSTRATING! & a waste of money.
I CAN NOT PUT INTO WORDS JUST HOW ANNOYED I AM AFTER DEALING WITH THESE COMPLETELY INCOMPETENT PEOPLE. AFTER FINDING A HOUSE WE WANTED AND OFFERING ASKING PRICE AND A 5% DEPOSIT FOR IT TO BE TAKEN OFF THE MARKET SO WE COULD START CONVEYANCING I WAS TOLD NO THEY DIDNT EVEN ASK FOR FINANCIAL POSITION, DESPITE THE SELLER STATING THEY WANTED QUICK SALE THEY CONTINUED TO BOOK IN VIEWINGS THEY THEN ASKED ME TO UP OFFER AS OTHERS HAD SHOWN INTEREST, WHICH I DID AND PROVIDED PROOF OF OUR DEPOSIT AND OUR MORTGAGE DETAILS. THIS WAS ONLY THE BEGINING OF WEEK FROM HELL THEY STARTED A BIDDING WAR SAYING BEST AND FINAL OFFERS IN BY FOLLOWING WEEK. I GAVE OUR MORTGAGE BROKER THEIR CONTACT DETAILS AND HE WAS TOLD HAD NO OFFER FROM US FOLLOWING SEVERAL CONVERSATIONS AND TWO VISITS TO THE SHOP I WAS REASSURED THAT EVERYTHING IN PLACE NOTHING MORE I COULD DO. I WAS CALLED FOLLOWING DAY AND ASKED FOR PROOF OF DEPOSIT I TOLD THEM I HAD HANDED IT IN TO THE OFFICE IN PERSON, SHE SAID DIDNT HAVE IT SO GOT BROKER TO EMAIL IT AGAIN AND CALL TO CONFIRM THAT WE ARE IN POSITION TO PROCEED. ONCE AGAIN I RFECIEVED A CALL FROM A SO CALLED FINANCIAL ADVISOR WHO TOLD ME THAT SHE COULD OFFER ME A MORTGAGE I DECLINED AND TOLD HER ALREADY IN PLACE, SHE THEN DISPUTED THIS SO GAVE HER ALL DETAILS AND ASKED IF ANYMORE I COULD DO SHE TOLD ME TO PRAY. SHE DID NOT READ THE INFORMATION I HAD HANDED IN AND DID NOT LISTEN TO WHAT I SAID AS I DIDNT WANT THEIR MORTGAGE. I HAVE BEEN PHYSICALLY SICK AS THE WEEK PROGRESSED NOT KNOWING IF WE WERE GOING TO GET HOUSE THINKING BECAUSE SOMEBODY MIGHT OFFER MORE. ON THE MORNING THAT THEY HAD SET DEALINE FOR BIDS I TOOK A FURTHER COPY OF OUR DEPOSIT DETAILS TO THE ESTATE AGENTS AND OUR MORTGAGE BROKERS CONTACT DETAILS AND REITERATED THAT WE WANTED TO MOVE AS SOON AS POSSIBLE AND WERE IN A POSITION TO COMPLETE WITHIN 4 -6 WEEKS THEY SAID THEY WOULD CALL ME AFTER 12PM. THEY DID NOT, SO LATE AFTERNOON I CALLED AND WAS TOLD COULD BE FOLLOWING WEEK BEFORE HEARD. THEY THEN CALLED BACK TO SAY WE DIDNT HAVE HOUSE, BUT THEY COULD NOT TELL ME IF OFFER HAD BEEN MORE THAN OURS OR HOW MUCH HAD GONE FOR. I WAS DEVSTATED, BUT THOUGHT JUST NOT MENT TO BE. THIS DISAPOINTMENT TURNED TO ANGER AS I RECIEVED AN EMAIL OF OUR OFFER THAT WAS PUT TO THE SELLER THAT WAS FOR £1000 LESS THAN WE HAD OFFERED THE DATE OF OUR OFFER WAS ON THAT DAY NOT THE WEEK PRIOR AND THEIR "FINANCIAL ADVISOR" HAD STATED THAT WE WERE NOT IN A POSITION TO PROCEED THAT IS COMPLETELY UNTRUE WE ARE DESPERATE TO MOVE AND HAVE EVERYTHING IN PLACE I AM DISCUSTED THAT THIS WOMAN HAS THE RIGHT TO DO THIS THAT WE HAVE NOT BEEN GIVEN A CHANCE AND THAT I HAVE HAD WEEK FROM HELL WHEN DIDNT STAND CHANCE OF GETTING HOUSE.

I HAVE SPOKEN TO SEVERAL OF THEIR COMPLETELY INCOMPETENT STAFF AFTER FINDING A HOUSE WE REALLY WANTED, WE OFFERED ASKING PRICE AND FOR THE PROPERTY TO BE TAKEN OFF THE MARKET THEY REFUSED TO DO THIS INSISTING ON MORE VIEWINGS, WHEN THE PROPERTY OWNERS HAD STATED THEY WANTED TO SELL QUICK AND WE ARE DESPERATE FOR A HOME WE OFFERED A 5% CASH DEPOSIT THAT WAS IGNORED THEY THEN DECIDED TO HAVE A BIDDING WAR, SO I SPENT THE WEEK TRYING TO ENSURE WE HAD A CHANCE OF GETTING THE HOUSE GIVING THEM ALL OUR DEPOSIT DETAILS AND HAVING OUR MORTGAGE BROKER EMAIL OVER CONFIRMATION THAT WE HAVE EVERYTHING IN PLACE I WAS REASSURED THAT I HAD DONE EVERYTHING POSSIBLE AND THEY HAD ALL THE INFORMATION REQUIRED I ALSO GOT MORTAGE BROKER TO CONTACT THEM DIRECT TO ENSURE THEY KNEW IN POSITION TO PROCEED. I THEN RECIEVED A CALL THE FOLLOWING DAY TO SAY THEY HAD NO INFORMATION OF OUR OFFER THAT HAD BEEN PUT UP TO OVER ASKING PRICE, SO I ASKED MORTGAGE BROKER TO CALL AND EMAIL THEM AGAIN HE WAS THEN TOLD THEY DIDNT HAVE ANY OFFER FROM ME SO I CALLED THEM AGAIN THEN WENT INTO THE OFFICE TO CHECK IN PERSON AND WAS TOLD THAT ALL FINE I COULD NOT DO ANYMORE JUST WAIT AS THEY WERE DOING BEST AND FINAL OFFERS AT THE END OF THE WEEK. I COULD NOT BELIEVE IT WHEN THEN GOT CALL FROM A SO CALLED FINANCIAL ADVISOR TO SAY THAT SHE DID NOT HAVE ANY INFORMATION OR PROOF THAT WE HAD FINANCES IN PLACE. SHE THEN TRIED TO GET ME TO HAVE MORTGAGE FROM THEM AND WHEN I DECLINED AND SAID WE ALREADY HAD ONE IN PLACE SHE DID NOT LISTEN WHEN REPEATED THREE TIMES THAT WE HAD 65K DEPOSIT AND A 70K MORTGAGE AND GAVE HER OUR MORTGAGE BROKERS NUMBER IF ANY MORE QUERIES I TOLD HER WE NEEDED HOUSE QUICK AND ASKED IF ANYTHING ELSE I COULD DO TO GET THE HOUSE SHE TOLD ME TO PRAY. ON THE MORNING WHEN FINAL BIDS DUE I TOOK COPY OF OUR FINANCIAL INFO TO THE OFFICE AND REITERATED THAT WE COULD COMPLETE WITHIN 4-6 WEEKS I WAS TOLD ALL FINE AND THAT I WOULD BE CONTACTED AFTER 12PM I WAS NOT CONTACTED SO I CALLED THEM TO BE TOLD MIGHT NOT HEAR UNTIL THE FOLLOWING WEEK, THEN RECIEVED CALL LATER THAT DAY TO SAY WE HAD NOT GOT THE HOUSE I PRESUMED BEEN OUT BID BUT THEN RECIEVED EMAIL OF OUR OFFER THAT WAS 1K LESS THAN WE HAD OFFERED AND SHIELA THE "FINANCIAL ADVISOR" HAD SEEN FIT TO STATE THAT WE WERE NOT IN A FINANCIAL POSITION TO PROCEED. I AM DEVESTATED AND THINK THIS BEHAVIOUR SHOULD BE ILLEGAL.
