I have rung them twice now to enquire about viewing a property. Once they basically told me to go away because they are too busy and not accepting any new registrations. On another occasions they told me to phone a different office to set up a viewing, when I asked for the number for that office they hung up the phone on me. I think it was the same woman both times. I cannot believe how rude these people are.
The Highcliffe branch are not any better, dishonest and poor customer service. Wouldn't deal with them again, once is enough frankly.
We are currently renting with the Winkworth, and since we decided not torenew our contract, they are now trying to "screw us over." Pardon the language, but I am fuming with the unprofessional and downright unethical way they are treating us.
After we signed the lease for the flat last year, they asked if we could move in a day later than the agreed upon move-in date, as the previous tenants were requesting for an extension. We agreed with the understanding that in return our move-out date would also be extended a day later than the one we previously agreed on. And now, they refuse to change our move-out date stating than we only told them that we would not renew the contract for the flat a MONTH and HALF before the lease ends, instead of TWO MONTHS. This is just the tip of the iceberg. The flat has a been a hellhole for the duration of our tenancy with everything from molds, mice and NOT HAVING THE PLACE PROFESSIONALLY CLEANED WHEN WE MOVED IN (the old tenant left it like an absolute pigsty). Our mistake was agreeing to a NO-BREAK CLAUSE (and no wonder they insisted on this). I WILL NEVER RENT OR BUY A PROPERTY WITH THEM EVER AGAIN! ABSOLUTE NIGHTMARE! MOST UNETHICAL AND UNPROFESSIONAL!
I have had a pretty terrible experience dealing with the Winkworth Willesden Green office regarding a flat rental which has just been concluded with them sending me a cheque for twice the disputed amount. However this only happened after they forced me first to go through their 2 internal review processes (which funnily enough did not find any case for them to answer), and then proceeding to the Ombudsman.
When moving to the UK in January I put down a deposit on a flat with the office in Willesden Green - the agreement was to move in 2 weeks later, giving winkworth plenty of time to complete all of their paperwork. To be fair, the guy who showed me the place originally was a decent bloke, it was the follow up service which was a disaster. The whole saga spiralled into a big mess when it turned out (despite telling me otherwise) that the referencing was not completed until the day I was supposed to move in - and even then, this only happened because I had to deal with the outsourced company Home2Let myself. I was then informed that I needed a guarantor, which I duly supplied, and this took the rest of that day to get completed. That evening, I was told that everything looked good, and I went to the office and paid the first months rent and told I could pick up the keys the next day when the landlady had signed the lease. However the next day I got an email saying they needed more info, passport, bank records, etc (stuff which should have been requested at the start!). Another day delay. The lady in the office was largely uncontactable, and I was told she was out of the office several times when I rang during the day. However when I got a friend to visit the office, it turned out she was at her desk all the time, at which point an argument ensued. The next morning, I received an email to say that we were not being put forward for the flat anymore, and that my full deposit would be returned. It later turned out that they had deducted money from my deposit for 'referencing', despite the signed (and paid) lease receipts showing that no such payment would be required.
They decided to settle in my opinion based on the large amount of evidence provided to back up my case - phone records, emails (lots and lots), tube receipts. In the end, I decided to accept the compensation based on the fact that I've had enough hassle with it (taken 8 months), but more importantly I have been advised that the offer made would be considered reasonable by a judge in court - although I must say I was very tempted to go to court, just to play them at their own game. The issue here was not that I was refused a flat - it was their complete blatent failure to process my application in a reasonable amount of time, dishonesty of the personnel and office involved, them making every effort to discourage paying me my rightful refund per the legal documentation, and serious hassle. Once your deposit is down, its a different game. I certainly won't be going back there!
These guys do not deserve your business. Stay Clear!!
My experience with Winkworth Estate agent in New Cross Gate was nearly traumatic when I tried to buy a house and I would imagine it to be as bad for renting. It took us nearly a year to get the house after we identified it as the house we wanted.
First of all we had an estate agent who had no idea what he had to do and he actually said it himself, the agent manager did not even train him so he duplicated papers, created a whole mess and confusion amongst the solicitors and us and the seller.
At the nearly end of the whole buying process, the estate agent phoned us couple of days before us finally signing the deal and moving in, to inform us that he had found another client who had offered £5,000 more than us, so that we were off the deal basically. This came as a disaster as we had given notice to leave our rented flat and we were expected to move out so we ended up homeless for 3 weeks with a 9 month old baby... This came after months and months of us waiting for the agent to kick out the occupier of the house we wanted to buy; this occupier had not paid the rent from, more or less, the beginning of her tenancy. The buying process got also very delayed because the estate agent recommended a very dodgy solicitor to the seller of the house and the seller employed this man. This solicitor had no idea what he had to do but did not seem interested in finding out. In the meantime the estate agent showed no sort of apologetic manners or any accountability towards us as we were the buyer and not the seller, even though we ended up homeless because of his mess. This estate agent pretended to be really skilled and knowledgeable but in practice he had no idea of the procedures to follow and how the whole system works.
rented my property out through them on a finder basis, fine. But then they want ten percent to renew the contract with the existing tenant. A thousand pounds to send a tenancy agreement and get it signed, nice work if you can get it. Questioned this and have so far been told that I either have to find another tenant or it will be referred to their Legal Department.
I recently used Winkworth when i moved from Kent to London.
We were in contact Guy, he was very helpful and as it was a first time move he was more then happy to explain everything in detail even if i had asked about 10000times!
I had looked/spoken to a few agents before we went with them and always felt presured and hurried along.
Winkworth found a great little place for us and pulled out all the stops so we got it, we viewed the house and were an hour late(due to getting lost) but they waited for us and were happy and cheery showing us around ,telling us about the area and all the other inportant bits.
We moved just before newyears and Guy was in contact with the landlord and on the 29th December 5mins before they were due to close Guy sorted everything out and even stayed at work later to get the paper work out and get the holding fee sorted!
If i were moving i would use them again and have told family and friends how wonderful and easy to work with they are!!
I viewed a property on a Saturday, put in a perfect offer that I thought the landlord could not refuse. On Monday afternoon I was then told a deposit had been put down before we even viewed it. Surely they have a system to let all of their employees know if a property has been let to stop wasting everyones time and getting our hopes up. Very bad practice and incredibly unprofessional. I would steer clear of these guys!
We rented a property from Winkworths in Herne Hill and found them to be misleading, rude and unprofessional.
They refused to come and show us how to lock the patio doors when we first moved in, saying there was no problem (they then couldn't close them when they came to do the check--out).
They made us pay the full 6 months' rent upfront, with deposit - a total of over £15,000 and then kept ringing us to remind of us our rent payment obligations, as if they had not told the landlord we had paid everything upfront.
They discussed details of one of the tenants' salary and the payments going out of his account with another tenant in their offices, when this data they collected is supposedly protected.
They kept referring to 'the landlord' throughout all correspondence but when someone came to the check-out he called himself only 'Dave'. They later told us this was a representative of the landlord and refused to give any other details.
But the worst thing they did was to try and keep back hundreds of pounds' worth of our deposit by making up false damage charges. They turned up at the checkout with no papers for us to sign and did not indicate any discrepancies. Only later did they email us a report with lots of discrepancies on it that had not been mentioned once at the check-out.
They then sent an email a few days later, saying they had been back to the property again, without us, and found even more things which they were charging us for!
They said we had not cut the grass in the garden to the same length all over and the bushes were not trimmed to the exact same length as when we moved in.
They are a disgrace and I do not think this should be allowed to happen.
I am compiling a list of complaints to send in to the Property Ombudsman of which they are members.
Please email me a short overview of your complaints, with dates and addresses and names, plus some samples of relevant correspondence from them and I will put forward a joint complaint.
PS. I am only giving one star because the dooyoo system does not accept zero stars.
I would describe the service I received from Winksworth, Hillsbrough as very poor and arrogant.
Initially I was advised that the admin charges would be covered by the landlord. After the reference checks and payment of the deposit, they told me that the admin charge would be 120 pounds.
When I mentioned that I have previously been advised that the landlord would be responsible for that cost, the response was:
"What are you trying to tell me? You will have to pay this money if you want to move in to the property!!"
The voice at the other end of the phone was talking to me with no respect and an arrogant attitude, making out that I am trying to cut a deal.
Not long after I ended the call with a disagreement, the same person contacted me advising:
- "After talking to the landlord, as a "gesture" we will knock 100 pounds off the total cost."
As a gesture...??
That should have been "Sorry, we have made a mistake by accusing you as a liar and actually, you were right, that was part of the original agreement."
The only words that come to mind cannot be written here. Winkwoths is the worse estate agent ever, especially the Shepherds Bush branch. Once you've paid the holding deposit you have no say at all, it's do as they say or lose your money. Be careful of their hidden charges, which seem to mount up after you've paid. If you have to live in a YMCA do so but don't go to these unscrupulous idiots. Furthermore, once you've paid they'll not bother returning your calls and they'll charge you for referencing that you end up doing yourself. Let's hope this nasty bunch come a cropper one day soon.
WORST estate agent!!! At first they seemed preety good asked me and my friend for £250 holding deposit and some refeances for a credit check. They gave us a move in date and told us to send them a deposit and a months rent; however this was before we'd even looked at a contract. Well we gave into their demands and the day before moving in we were told actually the landlord is considering other offers and we cant move in tomorrow. After many phone calls and no reponse from them we had no move in date, no response, hostile attitude, and a demand we pay 12months water bill (before a contract) and blame pushing and they refused to refund our holding fee. When we sent them an email of complaint there response was "not sure what your talking about" thats all they had to say!!!!!!!!!! Avoid them!!
Depends which branch you use:Shepherds Bush are an absolute pleasure to deal with - polite, courteous, prompt, caring and respectful. Have all the time in the world for them and would recommend them to anyone.Hammersmith are rude, crass, selfish, ignorant and narcissistic. Having entered into a written agreement with them that didn't suit them they are now trying to worm their way out of it, which is to be expected, but the manner in which they ignore emails and telephone calls, refuse to contact you back and try to fob you off with the occasional 'looking into it' is nothing short of arrogant. I would avoid at all costs.
What a discrace to all property agents. I found them very rude at times and very unresponsive. I rented a property through them and found that I was constantly reminded that I have not paid my rent when I did and had the statements to prove it.When trying to contact the agent in charge of our property about certain things that needed to be dealt with I got no answer. Even after calling them up I was told that "it was being looked into" but nothing happened for months. After sending countless emails and phoning them I gave up which is I suppose what they wanted me to do.I wouldn't be surprised if all the good feedback on here was submitted by bored winkworth staff......but who knows.I will never let from Winkworth ever again and will advise everyone I meet of my experiences.
Well done Winkworth Willesden!!! i received excellent service when buying my two bed period flat from Winkworth they were helpful and supportive during the transaction. recently due to a job move i had to rent my flat and they found me a fantastic tenants in no time. id defiantly recommend them to anyone. thumbs up!!
